How to prepare your house for selling!

Buying a home is not only based on price and location but also emotional aspects like comfort, ease of transition, and durability of the home. Home sellers are often confused about what the best way is to make their house stand out above the rest. Too often than not, home sellers are spending countless hours fixing up things that a home buyer would not notice and are ignoring the items that would turn away a home buyer.

Here is a list of suggestions in preparing your home for selling:

1. Curb appeal - Make the first impression count. Some home buyers won't even bother to look at a house if they do not like what they see when they pull up. Make the walk to the front door warm and inviting. Keep the lawn mowed, put out some fresh mulch, even buy some seasonal flowers and plant them near the front door. Remove any eye sores that can be seen from the road. 

2. Clutter, clutter, clutter - Most home sellers don't realize how cluttered their homes look until they remove the clutter. Items like excessive family photos can deter buyers from making an offer because they have a hard time picturing themselves in the home. Clutter also makes a space seem smaller then it really is. So pack away all those pictures and knick knacks and make sure that kitchen countertop, mantels, & furniture look as neat as possible. 

3. Odors - One of the comments that sellers hear the most is pet or smoke odors in the home. Most of the time, sellers are not even aware of these smells because they live in the home every day and do not realize that an odor even exist. Odors can be avoided by ensuring that the areas are clean and using some air freshener

4. Cleanliness - Take the time to steam clean your carpets and apply a fresh coat of neutral paint before you put your house on the market. While paint is a quick easy fix a lot of buyers have a hard time picturing walls in a home a different color. The small investment of $100 could get you thousands more when selling your home. 

5. Presentation - When it is time for a showing make the home something the buyer could picture themselves in. Turn on soft music, turn all the lights on, keep the thermostat set at a comfortable setting. Let the sunlight in, take out the trash, and leave the house in tip top shape.
