I do watch HGTV ... I admit it! I enjoy some shows. Each time I watch a "staging" show I am amazed at the dollar figures they throw out to the public, for instance, "the budget for this staging comes to just under $1000". What they do not say is that the "stager" must be paid and the laborers need to be paid. They have seamstresses, tile experts, carpenters, electricians, painters etc. and yet the budget is "just under $1000". The staging also takes a week to finish.  How many hours do you think the "stager" and the contractors work on this one staging? WOW! and for just under $900.....NOT!

The real story is that stagers cost money too. The carpenters, contractors, painters, electricians  all have to be paid. So what is the real cost? And what about the shopping time for all the materials used in the staging?

This is not "REAL LIFE STAGING".

  • A "STAGING CONSULTATION", written "ACTION PLAN" or..
  • Utilizing what the seller owns, getting them to paint, de-clutter, redo, change, remove, clean, clean and then clean it again. 
  • The "stager" gives them the "plan", they do the work;
  • or the "stager" comes in with her/his crew and rearranges furniture, packs away items, rehangs art, arranges the lighting, and accessorizes.....and for what, around $350-$1400. The "stager" gets done what they can in the allotted amount of time prearranged with the seller, or Realtor. 
  • The "stager" brings in all furnishings, lighting, art, linens and accessories and charges by the rooms staged, plus rental for the items placed in the home. Add in photography, then the "stager" and laborers fee.....$$$$$$. NOT "just under $900".

So, reality is that staging cost more than portrayed on HGTV, but cost less than the first price reduction and can make the difference between a home that is on the market a shorter period of time, and sells for more money.

Morale: Staging is not portrayed on HGTV as "reality", it is not for the faint at heart or the non-serious Realtor or owner. When a stager quotes their fee why are most people "shocked" by the quote? It is because HGTV has convinced that miracles can be done for "just under $900".

Let's educate the consumers, Realtors, sellers, and home builders. Staging makes a difference and you get what you pay for. Hire a professional..............and "not for just under $900".

I hope that surely people are realizing that the people on the staging shows are not including their labor.  The cost of supplies sometimes seems a little low too.  It is good to explain this when you do a consultation to avoid any misunderstandings.  Thanks for this interesting post.

The line that devides us is that what they do on TV is for viewer entertainment value.  It just would not be entertaining to tell or show the whole truth...  What we do has nothing to do with entertainment.

Over the years we have been asked some of the strangest questions because of what our clients have seen on tv about staging.  On the other hand, it clearly is one of the main reasons people know even as little as they do about staging...  HGTV is like having an alchoholic family member that you dearly love but can hardly stand...

I agree with Gary that as much as HGTV protrays the wrong picture for Staging...they have got the word out.  When I started Staging four years ago no one heard of Staging.  Now when you say what you do they say oh ya just like on HGTV. 

The good news is that more and more homeowners are calling me first before they have a Realtor...just because they see the value of Staging to make their house stand out better than others.  We still need to educate but it's not a lost word now when you say STAGING.

I am also a HGTV, Sell This house watcher.  When they give the cost, I just say "there is no way."  Talking to the homeowner and making them aware of the cost that the shows they see on TV don't tell them about is definitely necessary.  Terrific post!

We can take advantage of the HGTV publicity, but keep our customers well informed from the beginning.  I usually say something like this:  "Yes!  Just like on TV we can make some dramatic differences which will increase interest in your property.  But unlike TV we don't have sponsors that are paying for design assistance and labor costs.  I can do as little or as much as you like.   Let's talk about some Staging options for your home."

It's true that we have HGTV to thank for raising awareness of home staging among homeowners - however the labor costs on HGTV aren't included in the figures they quote, and the materials costs are sometimes unrealistically low.  I've done design work on multiple episodes of an HGTV show and can confirm that what the viewer sees doesn't always tell the whole story :-)

Good posting! I alos like the shows. I hope that most viewers realize that these prices do not include the stagers or other services costs. The material and accessories prices sometimes also seem too low - they must have real special discounts with stores in place. They get probably better prices due to the fact that they are a TV show. The other day I saw that HGTV does have an online store for different accessories and furniture, but the prices there are nowhere close to the prices they are portraing on TV.

I watch a couple of the shows, Designed to Sell and Get it Sold. All in all, for the pure staging I like Get it Sold. In general though, it is the ideas that come from the shows that matter.

HGTV has certainly gotten the word out about staging. There is a disclaimer stating that labor is not included on some shows but I agree they must be getting a break on the materials too.

I still get a smile out of the people that tell me to give it to them straight like on TV and not worry about their feelings;)

I totally agree. I have lost jobs (clients decided not to stage) because of the cost. I am not the cheapest stager in town, but my prices are extremely fair. I'm sure HGTV has contributed to the sticker shock home sellers sometimes experience.
