Clean Up Your Act!!

DO YOU NEED TO CLEAN UP YOUR ACT?

Have you ever arrived at a closing and realized something was missing?  The earnest money?  Addendums that require your signature in order for you to get paid?  Well, with new construction, it's a little different.  You really need the seller to provide the new buyer with a list of every subcontractor, all warranties on appliances, a plat of the property (if the lot is not in a recorded subdivision), recorded covenants and association articles, recorded well agreements and any other items associated with the conveyance of the property.

Real Estate in Springfield Missouri is no different here than any other area and is not kind when we fail to record or provide certain information to the buyer.  In order to avoid problems down the road, especially when the buyer decides to sell, take a little time out to :

1)  Follow up with the title company to make sure all well agreements, well agreements and association articles were recorded and mailed to all parties.

2)  Check with the new buyers to see if they received copies from the title company.  Sometimes, the seller promises to record them himself, and never does.

3) Have a check list to follow to avoid a problem in the future.

4)  Extra garage door openers and the codes so they can be reprogrammed.

5)  Home Warranty Manual spelling out what things are covered for a year or two years, and what things should be considered maintenance.

6)  A list of utility companies.

And of course there's the dreaded walk through list.  The customer needs to spend some time really gong over their home with the new home builder.  Really ask questions.  The REALTOR could be of some help here, if they remember that their job is to help and not to pick on the house one day before closing.

I wrote this article in 2006 - some things never change.

Ummm....now your Meez is sitting in a rocking chair directly in the path of pedestrians.  I think she's heading for Alzheimer's.

Kay, wait a minute.  Your builders out there actually include garage door openers with the property?  Ha!  Many of the builders here try to cheap out and make the buyer pay extra for them!

(Lina's comment has me laughing!)

Kathryn Acciari - CDPE - REALTOR® - Sturbridge Massachusetts Real Estate (RE/MAX Professional Associates)  Kathryn, our builders do include garage door openers.  And if included in the contract, shower doors and bathroom hardware.  Now, for Lina......she's my daughter.  What more can I say.

Kay - Good reminder about how those things we often take for granted are exactly what we need to have on our hot list.  Thanks!

Good points Kay. Builders are good to work with if you stay involved in the process the whole way.

I like the text box on your website. I was going to send  mesaage but it's late in MO.
