Early on in the business, I tried to figure out what seperated one listing agent from another. We all had access to our states Multiple Listing Service.  After putting some long thought into it, I decided that the main difference among listing agents was what would they do to sell your house.  I have discovered that it really doesn't matter how long you have been in the business or what company you hang your license.  You, the agent, and what you bring to the table to list a home is the product.

I started by just creating a list of what I will do to sell a home.  Then I spent months creating my Master Marketing Plan which I use as a flip book on my presentations. I have been highly successful obtaining listings and selling listings since implementing my Marketing Plan. I'm not disagreeing with you (how's that for a start?), but I would put one element above the marketing presentation as the number one difference among agents.

In addition to having a great presentation, top agents also have superior sales skills. They are able to ask the right questions to build rapport, generate excitement, and gain agreement--usually without any "pushy" tactics at all. Many of these agents can close listings without ever showing their marketing plan.

But, of course, they DO have one, and it must be every bit as superior as you have described.

Linda... I am not disagreeing with you either.  Very valid point.  I have found the Marketing Plan very effective for my newer agents.  Gives them a track to run on.
