Hi all AR'ers-- Please ask me your VA loan questions. I have been doing VA loans for 23 years and really love working with VA clients. Many Realtors and Loan Officers will try and talk folks out of a VA loan, simply because they do not know how to do them. Bruce-I attended a class last week and met an agent that was scared to death of VA loans. She had extreme tunnel vision and did not want to learn about the loan. I tried to explain to her that it was not as bad as everyone makes them out to be but she became defensive and did not want to listen. Too bad for her because she just lost a few buyers.

Today I received my C OF E, I really don't understand what it means. I am wanting to purchase in Temple,TX. My letter says my basic entitlement is $36,000, and then goes on to say the entitlement amount shown is increased to an amount equal to 25% of the Freddie Mac conforming loan limit for a single family residence. What exactly does this mean?This is the first home I will ever have tried to purchase and my credit is not the best. What to do?, What to do?
