As Real Estate Agents, we have to know and be aware of many things.  Some of these may include comps, neighborhoods and floorplans.  What about builders and construction of malls or roads?  Sure.  And what about fissures.  FISSURES?  Fi-what?  Well, Arizona, primarily central and southern Arizona have fissures that can cause problems.  Don't believe me?  Wait...before we look at cases of fissures, how about we look at some examples of how they basically cropped up out of nowhere in the recent past to cause trouble....

that could tell all readers in a heck of a lot more than I could about the 'fissure-phenomena'.

And what is being done about fissures?  Well, an article just came out today's Arizona Republic detailing the problem of fissures in certain parts of Gilbert that are as of yet either annexed and unincorporated land.  Thankfully for us, the Arizona Geological Survey has recently published a map pinpointing the location of these fissures...

So at a minimum agents and buyers should be aware that these 'things' do exist and note their locations....

Kaushik, I have heard of this before but they were just referred to as "Sink Holes".  We don't have that problem around here, and hope we never do.

I hope the same for you!  I suspect there is too much above ground or river water up in CT.  Here, the problem is caused by underground acquifers being drained...I think!

When we moved to North Texas we were told about issueswith the foundations because of the swelling and drying out of the clay based soils here - that was never an issue in Florida - there it was termites and roofing (and hurricanes of course!) So each state has problems that are indigenous to an area - good point to make and a good Realtor will let their clients know - especially if they're new to an area.
