I agree with you, when I list a house now one of the first things I tell the seller is that I do not do open houses and I give them all the reasons why, I have not lost a listing yet because of this.
Susan - Thanks for commenting. We were at a listing appointment a few years ago and had a seller tell us that she wanted open houses every weekend. Upon hearing this, Amy and I started to immediately pack up our things and leave the appointment. The seller stopped us and we ended up educating her about open houses, sold her home, and ended up becoming friends with her. A little education can go a long way on this topic.

Plus, they are dangerous.
