As a buyer or seller in the Encinitas real estate market, it is important to have information about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home. 

Here is a summary of the Encinitas real estate market for October 2009 based on statistics from the MLS (private sales are not included nor are manufactured and mobile homes). These data are deemed reliable but are not guaranteed due to how data may be entered into the MLS system.

In October 2009, 43 homes sold in Encinitas, 3 more than in September. Here's the breakdown of overall activity.

Home sales rose modestly in the Encinitas real estate market due to more attached home sales (detached home sales declined). Average sales prices declined across the board. 

There were 26 homes with a Contingent status at the end of September (i.e., short sale and REO homes having offers that are being considered by the lenders), 24% fewer than last month.  These homes are considered Active and are included in the overall active statistics. 

For October 2009 the Encinitas real estate market saw no change in inventory over September, with 237 homes for sale at the end of the month. This represents an inventory of 5.3 months for attached homes, up from 5.1 months in September, and 5.2 months for detached homes at the current rate of sales, another decrease, from 5.4 months in September (based on a 6-month period).

82 Encinitas homes came on the market in October compared to 61 the previous month (a 34% increase). In contrast 60 homes went pending during the same time period, the same as last month. 

These data are based on information provided by the MLS for homes that went under contract in the last couple of months. More details about the Encinitas real estate market can be provided with regard to current activity as well as within specific areas such as Encinitas Ranch, Leucadia and Olivenhain. 

Watching the trends over time, as opposed to focusing on the data for one particular month, are more revealing and informative, and will provide a better sense of what is happening in the Encinitas real estate market. Well things bounce around quite a bit in terms of pricing depending on what is selling. When there are high end home selling the price pops up quite a bit which does not necessarily mean overall prices are changing substantially. But the trend is encouraging.

I suspect some folks are feeling better about the market and are now trying to sell. Some of it is also REO and short sale business. We have seen this in some other communities as well. I suspect it will shift later this fall as we get close to the holiday season.
