For the first time this year more closings occurred during a single month than the corresponding months over the last two years. During the month of October home sales in the Bryan / College Station area and surrounding counties saw 144 properties closed with 129 of them being single family homes. This is great news.............
The average sales price of these homes is also up by about 8% compared to October 2008 and 2007 to $177,827. Yay for appreciation..............
The average days on the market has stretched a little to 127 days. Which is not great............ Particularly for those who are wishing to take advantage of the current homeowners tax credit. Got to get that house listed soon so you'll have time to buy.............
With 1,216 active residential listings on the market during the month of October 2009, the $140,000 to $159,999 range saw the most with 163 listings. Imagine if all those sold this month what it would do to the averages............
New listings taken saw a drop to 241 which is considerably lower than October 2008 at 324. But all is not lost.............
With the extended and expanded homeowners tax credit now in effect we should see the volume of properties listed increase over the coming months as more current homeowners plan to take advantage of the $6,500 rebate.
