I had an open house yesterday in Berkshire Lakes. Not many people out and about, but there were at least 7 Open Houses in this community yesterday. What exactly is happening in this community? Market Activity is as follows in Berkshire Lakes:

This list also represents everything that has closed since January 1, 2006 and is reflective of any activity of expired, terminated and withdrawn since July. New/Price changes are reflective since October 2nd.
- There have been 13 closed sales ranging in sales price of $360,000 to $740,000.
- There are 41 active single family homes in this community ranging in price from $339,900 to $899,000.
- There are two pending, both listed for $499,900.

I have a listing in this community and believe that the pricing compared to what has sold is accurate for a 3/2 with pool/spa and 3-car garage priced at $498,500. The properties that have gone pending are in the $499,900 range. What I believe is happening is that there are communities, like Marco Island, that have seen major reduction in listing prices making them appeal more so than Berkshire Lakes. Berkshire Lakes popularity grew as communities like Marco Island escaped some home buyers. This area is centrally located, close to all that Naples has to offer and a very nice neighborhood. People tend to live here year round and on the weekend you see people out and about.
