Selling a Home FAQ

There are many questions sellers ask when selling their home.  Several are addressed below. 

  1. Should we leave the home during showings or an open house?  Absolutely!  Buyers can feel uncomfortable about looking at your home, opening closets, pantries, etc. if you are in the home while they are previewing it.  The agent showing the home is better able to present your home to the prospective buyers if you are not there.
  2. I can't afford to stage my home.  How important is it?  You can stage a home with no added expense.  Some of the steps to staging (cost-free) include packing up your stuff - you are moving anyway, right?  The condition and appearance of your home is very important.  You want buyers to see your home and not your stuff.   If you want to get the maximum sales price for your home, you must agree to staging your home. 
  3. What is this "MLS" and how do I benefit as a seller? The MLS is the multiple listing service.  This is a database that all agents who join have access to all homes that are for sale.  This greatly increases the number of people who will be viewing your home.  If you don't list your home with an agent who puts your home on the MLS you are missing out on thousands and thousands of possible buyers. 
  4. How can I find out what my home is worth?  The agent you select to list your home should have a thorough knowledge of the current real estate market.  Your agent will prepare a highest price analysis which includes a comparative market analysis.  This will show you what the true market value of your home is so that you can set a competitive price for your home.
  5. Does curb appeal really matter?  YES!  If a buyer drives by and doesn't like the outside of your home, the will never see the inside.  They go on to the next home for sale.
