Too Much of a Good Thing?

The extension and expansion of the Buyer's Tax Credit to cover up to 70% of all home buyers is great news for home owners, businesses, Americans and especially Realtors!  But is it good news for home buyers?

The good news for home buyers is "free" money!  Buyers have another opportunity to take advantage of up to $8,000 of a tax credit if in escrow by April 30, 2010 and the escrow closes by June 30, 2010.  This is great news for many home buyers.

The bad news for home buyers is that this same incentive will cause a greater than ever competition for homes at the current low prices.  There is going to be either less inventory or higher prices in the coming new year. 

The smartest thing a buyer can do is to buy during the slower holiday season when the competition for homes has traditionally been the lowest.  Problem is and what I have repeated continuously that "Buyers refuse to buy a home until it becomes a Seller's Market!"

IMHO * think this will create MORE listings as current homebuyers try to move up AND that agents will be back writing "contingent contracts" on one end and short sale purchase contracts on the other....Priced RIGHT, most properties will sell AND encouraging MORE inventory is counter-productive
