Camille, You're Doing It All Wrong! Advice for FSBOs

I have some clients who are looking for a great condo or coop downtown.  I've found some good possibilities and my clients are adding things that they come across on the Internet.

Most of their finds are already under contract or settled.  But there was one that, while not on the MRIS was on a FSBO site. 

There was a description and contact information.

But wait!

It said to call Camille.  I dialed the number then I noticed the little warning that Camille is on the national "Do Not Call" register, and any agent who calls her is subject to a gigantic fine. 

Hang up!  Fast!

OK.  There's also an email option.  But when I tried that, I got a warning from the Realtor® police that my email set off a red flag.

Now, the price is $550,000 and the remarks said it is firm.  But wait!  That's $75,000 more than anything has sold for in the building.  And it's a third floor walk up, and the fees are so high that they should include dry cleaning and groceries - which ought to include delivery up the three flights of stairs!

And before I could talk my clients out of wanting to see the place, a "friend" of the owner called my number, captured from the caller ID that showed up before I hung up.  And we do have an appointment to see the place tomorrow, and I'm secretly hoping that they hate the place.

If you're thinking about going it alone, selling By Owner, you can do it.  While most people who try give up and eventually list with an agent, you can avoid the major pitfalls -

  • Don't overprice your place. 
  • At a minimum, use a limited service company that will put your listing on the local Multiple Listing Service, and agree to pay any agent who brings in a buyer.
  • Be careful about the information you have on your promotional leaflets.  Camille had a couple of serious mistakes on the piece that her "friend" emailed me.  One of them could cost her buyer an extra $8,000 or so.
  • Don't have an unlicensed "friend" help you sell the place.  They won't know any more than you do!

You might think it's easy.  It's not. 

Now, I don't want your listing.  But you might want to buy a copy of The Irreverent Guide to Real Estate.  There is a whole section on how to do it yourself.

Pat, Considering it's one of the biggest transactions you'll ever make in your LIFE, it's wise to put it in the hands of an EXPERT.  I always advise my clients if they are trying to sell and don't have a good agent to GET ONE if they really want to sell.

Oh, so true. The pitfalls of FSBO are many, yet the uninformed know-it-alls still try to go it alone and end up listing in the end, after they've missed out on the good season.

Pat, First and foremost, it's hard to get around the giant ego.....and then there's that save the commission thing. By the time they "save" the commission, they have spent that (and then some) paying the finance charges to the bank....not to mention frustration and hardship!

Hi Pat,

I'm finding the same thing now.  Because we have no inventory buyers are scrambling to find a property.  Some don't realize that I have access to all listings and they won't find anything new on a Real estate agent's website, or Brokerage website, or Craigslist, etc that I haven't already seen.  They are also persuing FSBO's and people are selling privately to friends and colleagues. There are so many listings sitting on sites that are old and sold.  The only consumer site here to see live active listings is www.realty.ca Our board mls has those same listings but with more detail available only to REALTORS.  Buyers need to relax and trust their agent to keep them posted with new listings as they become available.

FSBO's know everything, are better sellers than agents, know how to complete documentation and yes, price their homes higher than market.  Hopefully your buyers will recognize the potential for over paying on this property.  Please update your post if they do decide to write an offer.

You are probably one of the few buyers to take someone over, so when it comes to listing with an agent, hopefully Camille will remember you.  BTW, I would have ignored the do not call list.  She is advertising her name out there to be called.

I'm confused about why you hung up because she was on the "Do Not Call" registry, for three reasons:

  1. She provided her contact information for legitimate purposes.
  2. You were wanting to buy something, not sell something.
  3. You were not soliciting anything.

Russ, it's my understanding that we are not an exception to the rule when it comes to calling FSBOs even if they are putting the information out there.  And quite frankly, I don't want to be the test case on one of these!

You know, I never thought about the whole Do Not Call Registry when it comes to FSBOs.  Like you I don't want to be a test case but I certainly think Russ has some good points.  As for this house? Yep, she needs HELP!

Patricia-FSBOs are silly not to cooperate with brokers. Nevertheless, when I meet with buyers, I always explain to them that FSBO are often uneducated sellers and that often the price is often not close to market value. They are also unaware of customary process i.e. home inspection, repairs, etc. so it may be a more complicated situation.  I've closed a handful of FSBO and inevitably, there's always difficultly with the seller in not understanding some portion of the process and complicating the situation and almost killing the deal.

Pat:  Any FSBO who is on the DO NOT CALL registry and, at the same time, ADVERTISING their contact information is one that I would love to sue the snot out of.
