Yesterday I was e-mailed by my broker, Diane Rice about a Some stairs are nice to climb... but NOT when your time is being wasted..
prospective tenant that wanted to see two VERY NICE apts.
for rent in the southern Chicago area.

I went to both of the apts. and got everything ready:

  • Turned on the lights
  • Opened blinds to let in a LOT of light
  • Made sure the doors were only locked with one lock so
    we could get into them easily.

One of the apts. was on the second floor, so I had to go up
the stairs, and back down again twice, when the person(s)
did not show up.

I had another appointment to write THIS post (HOPING the topic
would have been much different).......and my time is important to me.

The place I write my Saturday posts is the public library, which is
a short walk from where I live. The library opens at 10:00 AM,and
the prospective tenant(s) were supposed to show up at 10:00AM.

I am using the Rice Properties company laptop and it picks up on any
WiFi signal the laptop can hook up to.

What is so cool about this libraries WiFi is that it is SO BLAZING
FAST !!! I did a speed test on it and the download speed is
4 MB/sec !!!! The upload speed is 2 MB/sec.....

OH MY GOODNESS, that is FAST !!!

As a comparison, my download speed in Orlando, Fl. at my home office
was at a maximum, 750 KB/sec.

I only have a certain amount of time I can use the Libraries WiFi on
Saturdays, so my time is precious.

 

I KNOW the tenent did not know that..

A couple of years ago I had a condo-conversion project listed. I had the same results you did. Over and over again, the prospective tenants stood me up. I would explain to them on the phone that I would be driving there from Port Orange and it takes me about 20 minutes to get there. I told them I had other appointments and would have everything scheduled back-to-back. I even told them that gas was expensive and BEGGED them to please call me if they couldn't make it! I would then call them one hour before the appointment to remind them and ask them to call me if they weren't going to make it.   They still stood me up.

Alex, people miss appointments all the time in the Mortgage Industry as well.  What I don't like is when they do not have enough respect for my time to call and say they can't make it, and I have to call them just to hear ............ "OH we forgot".

Alex, you have the right attitude and the right stuff.  We are heading into our busiest time of the year.  Most Realtors shut down for the Holidays, so buckle up my friend because some of life's disappointments brings forth better fruit!

Alex, when appointments are made, we let the prospect know we will give them a 10 minute window, and after that.... we are gone.  Renters mainly do not show loyalty and will change their mind in a minute especially when something else catches their eye... we are so accustomed to this that it does not even bother us anymore.... you'll see.  (That's WHY we have the policy that we have in the office... come in first, register, pay money, etc...)  IF MONEY were involved, your service would be valued.

I cut down considerably on "no-shows" by providing interior photos AND floor plans on my website.  If people are in town, I suggest they drive by and preview the area and check the interior on my website and THEN they call me.  I explain my 10 minute rule so if they are late, they need to call or I will be gone.

Alexander...Sorry to hear that.  :(  It looks, though, as though you have received some very good advice from Diane on how she handles that.  Being nice is a good thing...but letting people take advantage of your kindness (albeit unintentionally) is never so good.  Be blessed!

Alex - I thought about you today.  I had 10A showing in POURING RAIN and I got there early to turn on LIGHTS, turn UP the HEAT and organize my property flyers and applications. 

Prospects had left their completed applications at their office, HE is not available until this weekend AND they want to move in on Monday.  They kept asking me if we could meet on Sat or Sun * SORRY * NASCAR end of season races from MIAMI * I'm on the couch * their lack of planning does not make me give up my NASCAR!!!
