A lot of our customers and potential customers, along with REA's and builders, want to know that we stand behind our work.  When we submit a proposal with the costs laid out, some sellers feel they're 'taking a chance' by investing up front in staging services.  Stating the facts about previous staging successes that show shorter stays on the market and higher offers, doesn't seem to satisfy everyone.  So, we at Salazar Staging & Custom Interiors, decided to offer a guarantee.  We are going to try this through the end of the year and see if this helps convince sellers that we absolutely believe in our work.

Our staged homes have an average market stay of less than 60 days, especially when staging has been done BEFORE pictures are taken and BEFORE an open house is held.  We are, in fact, so sure that our staging will help move properties, that should a listing not sell within 60 days, we will give the third month of staging at absolutely no charge.

Depending on the market where you live, there are times when you have to take a bit of a hit in order to convince Realtors and buyers.  Offering the third month free if the home doesn't sell seems like a good offer.

Do you base your offer on an understanding that the home is priced right to begin with?  Or only if the home doesn't have other inherent problems that staging can't overcome (like a train running through the backyard)?  Or if the buyer receives a reasonable offer and turns it down?  Or is it an across-the-board offer?  I'm going to suggest such a plan with my staging partner and see what she thinks.  We'll be watching to see how this works out for you!  I'd love to know first, though, if you have any conditions under which the offer wouldn't apply.

Wonderful staging, by the way.  The dining room looks so much bigger and calmer.

Melody - I am a believer in staging and think your offer is a good one.  I hope this offer brings you more business, as you obviously stand behind your product/service.  Here's to hoping you never have to use the guarantee.

Thanks for the comments and questions.  Wendy, good food for thought and alerts me to my wording and what needs to be covered.  The part about the pricing being correct - that one would hard to impose because that could bring you down to a possible problem with the realtor.  I think in that case, if I truly thought it was overpriced, I might have to decide if it would be worth it to us to go ahead and take the project. 

And the same with obvious problems in a home.  If I don't think our staging will work to combat the issues, I would most likely bow out.  In other words, I will offer a guarantee if I think that staging will greatly increase the chance for early offers.

When I look at so many online listings, and so so many of them would just come to life and sparkle if they would only give staging a chance.  Hopefully, in time all agents will be as  savvy as those that already get it. 

Susan Peters ( http://www.susanpeters.com/RecentSales.php/Details/15/#viewdetail is an agent who uses staging in every one of her listings.  She proves the point that staging and great photography can so heavily contribute to turning listings faster.  We'd love to hear from other agents who have seen the results of good staging.  I'll do an update when I get the chance to show clients they won't NEED that third month!

Thanks again for all the nice comments.

Those are silk/lined panels from the nice selection at West Elm, www.westelm.com .  They also have extra long panels that are becoming popular for hanging up near the ceiling line to make the windows look bigger.  I wanted to hang these higher as well, but the rods were already installed.

Will be working on sending out the Guarantee announcement this week.

I think if we always remember how we would feel in the other person's position, it helps greatly to figure out what we might offer to calm those hesitant prospects.
