How do you know ~~~ without a Home Inspection?

When a property is sold in "AS IS" condition , how do you know without a Home Inspection what you are really getting.

     It is up to you the Buyer to take action to satisfy yourself that the property is worth the money. it may be well worth your while to consider a Home Inspection. You could possibly end up spending more then you had anticipated.

The Question: What is the true condition of the home? It may be worth  to spend a couple hundred dollars (depending on the size of the home) to "know what your getting and if there may be some costly defects or repairs.

 

  One     Example:

                                                                                    The Attic

The attic will tell a history. The attic is an area not to be overlooked. 

You could find broken trusses or rafters or that they had not been installed properly. You can find stress cracks that would hinder the integrity. (very important)

 *Proper insulation is an important factor. Without going up into the attic you would never know if it were propertly insulated.

*Rodent damage would be found if squirrels, mice or rats had been in the attic.

                                                                                               

Did you know? Rodents can cause severe damage and may even cause a fire. Rodents have been known to

eat the plastic from wiring.

We specifically look for leaks around the chimney.

Looking for evidence of water, stains on the wood is a good indication of leaks

and water damage.

                                                                                        

Yes, the roof may look just fine from the outside, but if there are leaks it will be evident when you climp up into the attic and look for signs of damage.

This is just ONE EMAMPLE of a specific part of the home. If there are defects would YOU NOT WANT TO KNOW before you purchase?

With homes  that have been in foreclosure, sitting for months unoccupied, it may be well worth your while to consider a Home Insnpection. You could end up spending more in repairs or replacement then you had anticipated.

    I have sold a lot of lender owned homes and have tried to convey to the buyers agent that they get a full inspection since I have no prior knowledge of the condition of the home.  Some buyers are buying without an inspection  - which is crazy.

    Great advice on ANY property to get a home inspection! I always highly recommend a home inspection. There are so many areas of a home that could contain "hidden" problems. It is always good to get the opinion of a quality home inspector.

    I too highly recommend a home inspection.  I note in my file that I have advised for it. I have the buyer sign a statement that they have decided against it on their own if that is what they want to do. These buyers are generally builder types with hammer in hand.

    Here is my guess as to why many buyers are skipping the process and closing without it...many of the buyers purchasing the foreclosures are looking for fixers, they want to keep the good priced property locked up until they close. They may be wondering, "Why open up the contract so a backup buyer can get a toe in the door?" Also they may be thinking,  "Why spend the extra cash when you know going in that there is damage?"

    The bank sells the home as is, where is, there is no getting repairs done to knock off some of the costs. They are probably banking on the fact that they might as well save the money and spend it on the repairs if the property is truly priced low. I don't agree with skipping an inspection, but that is what seems to be happening in this market of bank owned properties.

    Barbie - I am in total agreement. I would not even think about buying a home without an inspection, whether it is new or an existing home.

    An - I could have given more examples; you would not believe some of the things I have found and other inspectors have found up in attics.

    Stephanie - What I don't get, if you are going to spend thousdands of dollars why not spend a few hundred for peace of mind.

    Barbara - Thank you for taking the time to stop and comment. Folks just opt-out, in my opinion as an inspector and a home owner I think sooner or later they will run into a situation and wish they had had that inspection.

    Howdy there Carl and Ceil

    Carl my friend - A buyer that is looking at buying a home that is listed as, As Is soure dose need to have a Home Inspection.

    Most folks have been lead to belive that As Is, is just that. Will its not!

     I have done Inspections of As Is homes and the buyer has been able to negotiate for some major repairs to be taken care of, or have gotten the price lowered. Two homes that I know this was done, were bank owned homes.
