Where the housing boom goes on

A good portion of the country is stuck in a Real Estate 'flat'.  Or maybe even a little bit of a 'bust'.  This is certainly not the case everywhere.  Read this article from money.cnn.com.  Various places are posting double digit price appreciation!  How is this possible?  Numerous reasons are given, but I think it boils down to a few basics.....

  • Didn't appreciate during the boom
  • Job growth
  • Population growth

There are places that have some of these signs but haven't appreciated in the last year.  Phoenix, for example, continues to demonstrate strong job and population growth, but we already 'boomed'.  Real Estate is local - check your local conditions for a better understanding of what your market is doing and WHY its doing it....

Kaushik, too bad I wasn't an agent when my area was appreciating at double digits =)  Single digits will have to suffice.  lol

I just returned a few weeks ago from a vacation in Phoenix. But I am not sure where the market will be thriving..I think it is a problem in most states right now.

Here in New Orleans, La. many agents are down. My agents and myself included have many buyers and sale on the books, sales for my organization are in pretty much meeting my expectation. Every thing from SFR to investment property is moving ....

Kaushik, we are neither booming or going bust around here.  I would love for things to take off again, but I will take what we have over what I hear about some areas where property values are going down.

I think the values in our area of AZ are stabilizing (at least I hope so!). With new construction and a lot of resales still sitting on the market it's tough to really know what the true values are. The statistics are always a bit skewed, median house value doesn't really tell the story as the lower priced homes are the fastest moving segment which skews the average price low.

I too wish I'd been selling out here in Gilbert in 2004-2005. Alas, late again ;)
