WHEN CLIENTS DON'T LISTEN

Earlier today, I wrote a blog about bright paint colors being a turn off for many buyers. 

I showed some before and after examples of some rooms where repainting greatly impacted the presentation. 

Now I wanted to show an example of clients who wouldn't listen.   These clients have had their home on the market for 8 months and I met with them about 1 month into their listing.  At that time, I told them emphatically that their entire house needed to be painted.  They wound up painting one room only.  They have since vacated the premises, which most likely leaves the paint to be even more overwhelming. I'm sure they're wondering why they're still on the market.

You tell me!  Don't you get frustrated when homeowners refuse to take your advice?

I had a listing once - 3,500 sq ft - each & every room was wallpapered - from the 80's!  Mauve & blue everywhere!  It took over 2 yrs. to sell

It is frustrating. It usually takes another agent to come in and make the same suggestion. Sometime they listen sometimes they don't..

Well we do what we can do and if they don't listen it's on them, not you.  Most of the time the houses with the dark paint, odd colors, and or wallpaper that's dated take longer to sell. With that said, I had a guy who overlookd all that and go the house at a "deal" ......

I did a consultation for someone who wanted to stage a vacant home instead of having to address the worn out flooring and paint colors. While staging would have helped somewhat, it can't perform miracles! When I followed up, I was quite surprised to find that she has started to address these issues first.

I love when you walk in the door and they start saying what their not going to do.  Sellers have to trust our judgement on what will look better and more pleasing.

Given how important colors are to "first impressions" and setting the mood, I wish they had listened to you. Sure, this color might appeal to a few people but... it needs to appeal to a broad base of prospective buyers. It's a shame.

All I can say it 'been there done that' ;)

I hate walking into a home and being told they will not paint so don't mention it OR I'm not moving any furniture.

Too bad, Melody. That's not even a good color of green. We need to have two sets of statistics: one for clients who take our advice, and one for clients who don't. It would no doubt be a good advertisement for cooperating.
