Change In The Market

As of late, I have been observing what seems to be a change in the market for the better.  It is our "slow" season here in Jackson Hole, but I don't believe the hype that the real estate market is dead.  From September 1, 2009 to today there have been 97 listings closed or placed under contract in the Jackson area.  Last year, during the same time period, there were 60 listings closed in the Jackson area.  Maybe there hasn't been a surplus of sales, but it seems that there is a heartbeat, and possibly a change in the market.  Our local newspapers have made the Jackson market seem abysmal or non-existent.  In my opinion, the struggle to make sellers realize that they aren't going to get 2006/07 money for their home is finally being fought and won.  Sellers are still going to make very good money on their homes.  Buyers seem to be starting to pull the trigger, possibly thinking that the market has bottomed out, or they feel that maybe they are going to get the best deal that they can expect to see.  I know that many economists see things worsening, but I'm staying positive that we will get through these tough times and I am seeing a change in the market that is supporting my positive thoughts.

Here is a moose from fishing this fall that just felt like cooling off a little bit.
