Why List Your Home Now

1.  There are fewer homes on the market during the holiday season, so you have less competition.

2.  Homes show better during the holidays with all the decorations, sweet aromas, and presents under the tree.

3.  Many people are in the process of relocating to the Houston, Texas area for jobs.  This transition time often happens in the month of December.

4.  If a buyer is looking for a home during the holiday season, you can be sure that this buyer is motivated.  Spring time is when many buyers begin their home search.  Your Spring time buyers can spend up to 6 months to find a home.  The motivated home buyer searching during the holiday season will locate a home much faster.

5.  A buyer that purchases prior to the end of 2009 will be able to homestead the house in January and greatly reduce their 2010 property taxes.

6.  Home prices in Houston, TX are on the rise.  Record prices last month...but still the most affordable big city in the United States.

7.  The federal tax credit for first time home buyers has been extended, and the federal government is now offering a tax credit to repeat buyers.  This should increase the number of buyers that would otherwise not be shopping for a home.

While on the surface this might not seem like the time of year to place your home on the market, for these 7 reasons you might reconsider.  For more information about the real estate services provided by Jeremy Williams of Keller Williams Realty NE, visit www.williams4yourhome.com.

Jeremy,

Good list you have put together there.  Basically there never is a bad time to list.

Richard,

With the right marketing plan you can always attract a buyer, but it just seems like the seller misses a distinct advantage when there is less competition in the market place.  Thanks for posting your comment.  Have a great week in the business.

You echo things I've told clients too Jeremy - some of the most serious buyers are out looking at this time of year. Most people wouldn't choose to shop for a house during the holidays unless they have to.  We relocated from FL to TX in 2001 and we purchased our home the week of Thanksgiving and wanted to move in before Christmas and we did. Great list!

Karen,

Thanks for the comment.  Thanksgiving and Christmas is a busy time of year for me.  I have negotiated contracts up to Christmas Eve and closed homes the day after New Years.  Most of it is related to employment transfers here in Houston, TX.  Thanks again and have a great week in the business.

You are correct about serious buyers. The problem is keeping the house clean!!!
