Buyers are not Liars!

Greetings from Estes Park!

We sometimes hear the phrase, "Buyers are Liars"...referring to the tendency of buyers to give us their list of "gotta haves" and they end up buying something completely different.

I think it's a matter of digging deep enough to find that ONE THING on their list that is the most important, the thing that could override everything else on the list. I just closed a property with some buyers who wanted to live outside of town on a bit of acreage in a "cabin in the woods" sort of property. Know what we closed on? A split foyer house in town on a paved street with a lot and block legal description. Not exactly what we started out searching for, right? When it came right down to it, the primary issue was a great deal. A house that could use a facelift, things that a handy homeowner could do himself. That's EXACTLY what they got. Their perfect first house, not at all what we had in mind to start, but just the right house for my buyers..estes park home buyers

Congratulations Lisa -  I'm glad your clients got their home.  Whenever I've heard that Buyers are Liars saying, it wasn't about them being unsure of what they wanted.  It was usually because they out and out lied to someone's face.  Not confusion, not lack of communication but a plain unadulterated untruth.  If you've not had someone do this to you, you're lucky!  It is just the law of averages so be ready, it will happen at some point in your career.  People do lie and if you don't believe that, you're lying to yourself :0)

Lisa, many times buyers just think they know what they want and change their mind when as they see what is available to them.  By the way, this home looks a little like a "cabin" just without the woods.  How about a tree as a closing gift?

You are right.  I don't believe buyers are liars they just change their minds when they find out what is really available.  It is a matter of education.  Most buyers especially first time home buyers have a preconceived notion of what they would like, but they do not have any idea of what is really available and what the cost may be.

Plus they may see something that at first thought they felt they wouldn't like, but after inspection changed their mind.

I hate that phrase.

It is all a process, listening to buyers is job one, listen carefully and ask a few pointed questions and you will find them what they want.

Hi Lisa, I'm glad you found them something they wanted!  I guess when people start out looking they have one thing in mind, but the ones willing to explore options often find something totally different.
