It seems as though I daily have to take calls from various organizations wanting to sell me leads!  Ugh.  It can be overwhelming.  There are many legitimate lead purchasing options out there and I know of several agents currently using those and it is working out well.  How do you decide which is the best?  Many say they scrub their leads.  Some even guarantee business????  HOW?  Either way, are any of you using one of these programs?  Have you used one?  Do they work?  Good and bad?  Please help.

Leads are tough now because alot of people are using the.  Also, you have to be careful because eventhough company A says that the leads won't be sold to anyone else that doesn't mean the actual lead hasn't gone out and put their name on 10 other websites.

Peter, I too have millions of those emails coming in daily. They are starting to aggravate me. I am parking my comment here to see if anyone actually uses them and gets business. I like to use my own leads from people who have found me directly.

I tried the lead aggregators with some success. However, I have opted to not use them at this time.

Get your website together and market for your own leads.  The lead sellers are just trying to get between you and the general public, and in the process turning you into a commodity that the public sees as something to use and throw away, no value difference between you or any other Realtor.  Is that what you want??

Definitely spend your money on your own marketing, so that people find you and not these lead generators.  We've used a couple of them, and had a minor bit of success, but would not recommend them.  Especially in this market.  The thing about their guarantees is that there is no guarantee!

I once worked with a small company and paid for leads from two different lead companies. 99.9 % of the leads were no good including wrong phone numbers. (The remedy was to give you a free lead back.) Also most companies tie you into a contract and you are stuck with this for 6 or 12 months. I am now with Weichert and only take thier leads and pay only if the transaction closes. By the way both companies were sending leads out to multiple agents at the same time.
