"If you don't have any headaches, you're not making any money."
That's what my mentor, the SOLD MAN told me 20 years ago. Well, I must be making a fortune... my
bride will be happy. Let me take a couple Advil & vent:
I had Bank of America contact me today informing me all the repairs on the home inspection must be fixed before the closing. This is 3 weeks after issuing a commitment. Scary. This is not what the buyer or seller want so the buyer is asking for an extension to find another lender...
Another buyer get a commitment 3 weeks late and now want to close next week or he's backing out... The sellers are elderly & going back to Ireland. They didn't buy a plane ticket yet or completely pack because they didn't know if they had a firm sale. This logic/courtesy is lost on today's 'everything is about me' buyer. Nice guy...
A local agent e-mails me upset that one of my listings sold for $400,000, the same price she verbally asked me if the sellers would accept 5 months ago. Well time & 50 showings softened the sellers position. And as my mentor, the SOLD MAN told me, 'If it isn't in writing it doesn't exist'.
I have a seller who won't call my cell phone because it's a toll call from her home phone, even though we're in the same town. I gave her a $20.
I have a couple shorts sales... no I can't even talk about that... this is supposed to be PG-13, right?
On the plus side... This is a great business...
It was beautiful here in NJ today. I took my dog Chester for a long walk this morning & when I got home too. Many of my buddies were on their long commute to/from NYC.
Two sellers dropped off gifts of cookies & wine thanking me. One with a note apologizing for 'getting crazy on me'. I left the cookies in the office, the wine came home - good with Advil.
My business friends are all lamenting about account receivables, $50,000, $100,000. I got paid from two closings today - end of story - no receivable problems, isn't this a great business?
I got to watch my daughter Hayley play volleyball at 3:30 while most of the other parents were still at 9-5 jobs. Now I'm choosing to get some work done at 10 pm...
Thank You SOLD MAN. Hope you're enjoying retirement in sunny Arizona.
