Price Adjustments: Setting the Stage

At listing time, advise sellers that the average buyer physically looks at 10-15 properties before making an offer. The buyer's agent screens listings before showing these properties, for basic requirements. Then say,

"If your home has been shown 10 times and we have no offers, it has been compared to 100-150 homes like yours. Something is definitely not right. We need to make a price improvement (or market adjustment) and/or make improvements that have been recommended by showing agents."

Moral: You shouldn't have 20-30 showings before asking for a price adjustment.

Good advice for all of us. With 10 showings and no offer, it seems the price is the issue. Of course, that is the price considered the condition and competition.
