This past  weekend I picked up a couple of buyers, from my SOI, and maybe I am not so lucky. Yesterday we worked only by phone, as they were out riding around, finding homes and calling me to check on pricing. Today we preview four homes, and they did not agree on any one of them. They have already called this evening to check pricing on two more houses. Unless the two of them agree on a lot of things, this could be a long time to closing.

You're so right! You can't help them find the home they want and need until they decide what it needs to have in terms of features and neighborhood amenities. I find it works best when you can get an initial consultation and discuss wants and needs for all parties, then see how they compare.

Wow Vickie - lots of comments from you. AR must be acting up.

Jean - I have run into that a few times. Most of the time folks are kinda close to being in agreement. The ones that are not have some work to do before they can make a decision they can both live with. Good luck.
