PRICES FOR HOMES FOR SALE IN STAFFORD COUNTY ARE COMING DOWN!

Sooner or later, home owners are beginning to realize that buyers are not going to pay the prices for homes on the market in prices that reflect a price of 10-20% over the price of the most recent homes sold in the community with similar size and features.

  • Some folks just have to move on.
  • Some folks need to refinance the ARM they used to buy 3 years ago and can't.
  • Some folks have had their family grow and they need to move from their town home or condo to a detached singlf family home in Stafford.
  • Military personnel are transferred.

Homefinders.com has been watching the prices and, with the exception of very new listings, we see a downward trend in pricing.  PRICES ARE COMING DOWN AND THERE ARE SOME GOOD BUYS ON THE MARKET.

Hi Lenn

When's the last time you did a show appointment in Stafford? I tell you, to get on 95 South, it's no longer an option but a commitment! I hired three agents down in Fredericksburg to handle the calls and referrals. I'll go there to meet with my agents, but no mas, unless they will use a "cruising guide" and call me to see their final picks. I like showing houses; I just don't like sitting on I-95 or I-66 until the clog goes away. Give me the old days, thermal printers, 2-page sales contracts, farmland all along Rt 234 and no traffic.

Dave.  My partner broker in Stafford is Jim Wicker.  He has an office in Fredericksburg in Stafford.  I get over their about once every 3 months to stay on top of the market.   BUT, I try to avoid the "road from Hell" always.  My route is Route 15 through Warrenton to Fredericksburg.

Paula.  Thanks very much.  I try to add some "color" to these Localisms.
