Question Time :) Expired Listings?

 

 

Do you call Expired Listings?

I met with a Broker today, I picked up some great tips and I am very excited about what the future holds for me. He did mention something I have not done before so I figured I would ask about it here on the Rain.

1. Do you call Expired Listings?

2. If so, How Often?

3. If not, Why Not?

4. If you have, How has your response been?

I would expect you would need to research the expired Listings because I would not want to be the one who called a Seller that just Listed with another Agent last week, Tell me ways you would research this, if you research this and How successful your technique has been. Thanks!

I used to work them almost excl;usivley untoil the market became saturated wiht agents! Best tip... show up at the door with a marketing package or pre-list kit!  Everyone else will be too busy calling the sellers and mailing them!  Listings are gained from meeting persons!

THANKS! That is a Big Help. I will remember that, I did learn last week that you have to Get out of the office to make Money. :) I am going to put that one to the Test! :)

I aggree.  Showing up at the door is the best way to approach these.  Don't take it personally if the door slams.  Doesn't happen often.......but it can happen.

I send out expired letters once a week and follow-up with a call. I have had calls and new listings off of expired listings. Good advice.

I always go to the door first. Reason is I want to know first hand if it is a Listing that I want.

Monica, I send out an expired letter so that when I show up at the door it is a warm meeting.  Less door slams and they will have name recognition.  That's what worked for me.  I called them before the Do Not Call list...after that it made me knock on doors.  It's more effective anyhow.

Monica - I send a hand written note to expired listings in my market area and have gotten listings form those notes.  I usually know the home, say something positive about the property and explain briefly about my services - simple and personal.

I have a pre listing package which I drop off personally. My main approach is information sharing. Comp Sold in the area etc... I am usually there, no more than 5 minutes. Good Luck.

80% of winning is just showing up.  After a few days off, I will be on some front doors - a lot of 'em!!!!
