1. Cleaniness counts.  If potential buyers get the "clean feeling" their perspective of your home remains positive. Wash windows, clean the hot water tank and wipe down the ductwork! You never get a second chance at a first impression!

 2. Spend a little.  A new countertop or floor covering can mean the difference of 100 days and/or THOUSANDS of dollars. While it is difficult to spend money on the home you are leaving, you must view such improvements as an INVESTMENT with a very quick return. Caution; DO YOUR RESEARCH! Make sure the improvements you make will guarantee the greatest return and a faster sale. Visit similiar homes, research online and contact an area builder and/or Realtor for information on recent home sales.

3. De-clutter.  Less is more. Start packing.  If you do not need it, box it up!  REMEMBER, potential buyers do not want to see your life, thet want to envision their own.

4. First impressions.  Curb appeal  means a lot. Trim the shrubs, paint the front door, get a new mailbox, lay fresh mulch etc. Small things make a BIG difference!

5. Time it right.  Placing your home on the market at the right time is crucial. Know your market! Do the buyers need to be settled before school starts? Does the empty-nester want to there in time to vote? What time of the year does the young professional relocate? A mistake in timing can cost you THOUSANDS!
