Information About The New Home Buyer Tax Credits

If you are a first time home buyer today you may already know about the $8000 first time homebuyers tax credit.
The tax credit has been extended. The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.
Here are a few facts about $8000 tax credit:
~It is for homebuyers who have not owned a primary home in the last three years
~The tax credit is equal to 10% of the sales price up to a maximum of $8000
~The tax credit applies to homes priced @ less than $800,000
~Single tax payers income limit is $75,000 and married $150,00 if filing jointly
~You claim your credit on your federal income tax return. Specifically, home buyers should complete IRS Form 5405 to determine their tax credit amount.

The following information is for homeowners who want to move up or move down (repeat home buyers) and wish to qualify to the $6,500 tax credit.
The Worker, Home ownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).
Here are a few facts about the $6500 Move Up/Move Down Tax Credit:
~ All buyers who are repeat homes buyers or wish to move from their current residence are all eligible to claim the $6500 tax credit.
~To qualify for the tax credit you need to have owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date.
~The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.
~The tax credit applies to homes priced at less than $800,000.
~The tax credit does not have to be prepaid
~The income limit for single taxpayers is $125,000; the limit is $225,000 for married taxpayers filing a joint return.
