The closing agent from the title company says, "we have a funding #," as she walks by with a copy package of signed documents.

The buyer looks up, and innocently says,

What does that mean? 

The hard working Realtor smiles.

The loan officer, throws his arms up in the air to signal a score.

That's it baby!

The house is yours!

Actually when a house is financed very often the closing agent must fax particular documents to the institution who is funding the loan. In most cases, at least the mortgage and the note, and then whatever other signed/executed documents the lender feels pertinent. These documents are reviewed and if/when they are found to be acceptable the lender issues a

Funding #

and then we're done. Let the party begin

And then they get to move!  I work a lot with first time buyers and there's a kind of shock!  "you mean we're done?"  Yup!

Hearing "We're funded" always triggers the biggest sigh of relief. Buyers never know, but inside I smile and reclaim that inner peace that leaves during the last week of a transaction.

Jay....there were many moments, several months ago, when closing the loan was a crap shoot....many were "dry closings" and the funding finally arrived.....my builders had chest pains.....Have a nice Thanksgiving.

some people had dry closings where the funds never arrived. i was fortunate i did not.

i have some extra nitro if any of your builders need it.
