Just because they are a licensed electrician...

doesn't mean that the job has been done right. While inspecting a property in the Nashville real estate market the other day, I came upon several wiring inconsistencies. The property owner stated that a friend of theirs was a licensed electrician, and they made several "repairs and updates" to the electrical system. 

HUH?  Well I guess that these folks will either need to get a new friend or a REAL licensed electrician out to address the many repairs that were written up in the report. These are just a few. So you still think that you don't need that home inspection?

Incompetency can be found in every profession and at every level.   

The property owner likely had the facts misstated.  It is suspected that the gentleman that did the electrical work had a friend that once knew an electrician.

Michael....incredible....people just don't understand that even a licensed tradesman can be incompetent.....most people are afraid that a town inspector will require more work to be done....or maybe the permit will result in a higher tax assessment in the future....what the town does not see, will save the homeowner tax money.....  the place may burn to the ground though!!!

Unbelievable!!  I make my buyers sign a document saying I advised and they refused a home inspection.

I sometimes think "licensed anything" is no guarantee of having things done correctly....electrical, plumbing...and add to that, real estate....grrrrrr

Wow I was shocked that Tami mentioned she has buyers who actually don't want to do inspections! I would also have them sign a document saying I'd advised them to make a home inspection and they refused. Most buyers can't wait to get an inspection scheduled to assure themselves they have made the right decision.

Michael - I would guess that almost every home over 30 years old needs some serious electrical work on it, by experienced electricians.

Two things:

Once you used the word "friend" you really didn't need to say any more, haha

Secondly, for a noob like me, I think it would be really cool if you labeled your pictures (description/title) so that when I roll my mouse cursor over the picture, I know the deficiency I am looking at.

I see that all the time down here.  I run into some really dangerous wiring problems that buyers (and sellers) are never happy to hear about.  Thanks for the post!
