Referrals

Why do we work with the people that we do. Is there one thing that a person or a company does or is it the relationships that we have built? I have an appraiser that wants our business. He has brought doughnuts to our office every Friday for more than a year. I am sure that he gets deals from us. But is it because we feel the obligation to give him business or is it because he is so determined?

I think it is like going fishing. When I started getting serious about sport fishing, I stopped fishing with different peope. I only fished with people that enjoyed and knew how to fish. When I brought people that didn't know the sport, I spent more time working like a guide than fishing. Since then I have been more selective of the people that I take. I still take friends that don't fish much. But not as often.

So what I am trying to say is that I feel comfortable working with the select few that I work with. They have proven themseves over time and we share the same values.

When I was writing my book, The Irreverent Guide to Real Estate, my writing coach told me to get a little sticky thing and put it on my computer screen that said, "It's the relationship, stupid!"  Yes, fish with people you like and who like you, and you'll magically attract buyers who are just like them!  That's not original, it's from Joe Stumpf, the By Referral Only guy!  Good luck!

Good point.  Its hard to go away from people that have proven themselves!  Our office recently got a "preferred" title company.  Needles to say very few LO's switched over because we all have been working with our own title companies for so long we know how they operate.  Why would you go away from that?

I had a realtor tell me once that she was going to send me a colleague of hers.... she was shocked when I told her that I was picky whom I work with. Then I told her.... "Why shouldn't I be picky with what realtor I work with.... You are picky about the lender YOU work with...... "

Great post! I'm very "picky" like Tom stated and why not ...it is a reflection on my me...so who I refer to has to be trust worthy and very good!
