Staging a Child's Bedroom

Trying to sell your home can be difficult enough without having to deal with what to do with all those toys! Following these simple guidelines will make your life easier:

Start Packing - Choose a few (and I mean a few) special toys that your child plays with regularly and pack away the rest. Use this opportunity to perhaps edit out a few toys that your child has grown out of. This will reduce the amount of time that you will spend cleaning before showings.

Add Storage - Potential buyers look in closets and under beds. You can't "hide" stuff there. What you can do is designate a dresser drawer for a "quick clean". Empty one of the drawers and if you find yourself in a hurry, you can toss the toys in there for the showing. Buyers won't go through your drawers!

Edit furniture - Kids usually get stuck with the smaller sized bedrooms. Editing some of the furniture will make them appear larger.

Tone down the decor - It may be difficult if you have spent a lot of time decorating your child's room in a special theme or "different" color. You may have to take down, paint over or completely remove some things. Keep in mind that you are trying to appeal to the largest amount of people and all your efforts will be worth it.

Remove personalized items - Be sure to remove items such as photos, wall hangings, blankets and toys that display your child's name. This is important for security reasons to keep your child's identity safe. For staging reasons, it enables the buyer to 'see' their child in this room instead of yours.

It may be hard for the child to understand why you are packing away their toys and tearing down their wallpaper. Try to focus their thoughts on their new bedroom and how they would like it to be decorated.

Good blog, Carrie. Children's things are harder to deal with - just assure them they get to play with  their toys in their new bedroom. It is always good to put some toys away, give or sell some as new ones come in and only leave a few selections available.  Then switch and everything is new again.As they get older it gets harder!

Let me also suggest that any photos, books, etc that would reveal the childs name, what they look like, what school they go to, etc. should be removed. Sadly, you can never be sure who is looking through the house and doing this will protect the family from someone with alterior motives.

Right Kathleen, I kept some of my children's things in storage for about 9 months after we moved. And then still only brought out a little at a time - they never missed any of it.

Wow Robert, Sad but true huh? Great point to mention! My kids rooms are all personalized, I'll remember that should we ever sell.

Hi Cari - I just came by to check on your blogs - you should post info like this on the stagers groups too to get more people to see and read and comment. This is good stuff and had I not checked your blog I wouldn't have seen it - I'm not a member of any of the groups you have posted to here, it's hard enough keeping up with the groups I tend to frequent.  Keep blogging!

Cari, you post is very relevant in today's marketplace.  I especially liked what Robert had to say.  Perhaps, with his permission, you could add it to your post.  We often stage children's rooms and they are usually full of personal items.  Sometimes the parents are reluctant to remove this type of item until we explain why.  Thanks for posting.  Betty

Great post!  Whenever we move, I get my kids excited about decorating their new room.  Of course, its fun for me too!  And about putting toys away in storage...they all seem new again when unpacked at the other end!
