Staging a Child's Bedroom

Trying to sell your home can be difficult enough without having to deal with what to do with all those toys! Following these simple guidelines will make your life easier:

Start Packing - Choose a few (and I mean a few) special toys that your child plays with regularly and pack away the rest. Use this opportunity to perhaps edit out a few toys that your child has grown out of. This will reduce the amount of time that you will spend cleaning before showings.

Add Storage - Potential buyers look in closets and under beds. You can't "hide" stuff there. What you can do is designate a dresser drawer for a "quick clean". Empty one of the drawers and if you find yourself in a hurry, you can toss the toys in there for the showing. Buyers won't go through your drawers!

Edit furniture - Kids usually get stuck with the smaller sized bedrooms. Editing some of the furniture will make them appear larger.

Tone down the decor - It may be difficult if you have spent a lot of time decorating your child's room in a special theme or "different" color. You may have to take down, paint over or completely remove some things. Keep in mind that you are trying to appeal to the largest amount of people and all your efforts will be worth it.

Remove personalized items - Be sure to remove items such as photos, wall hangings, blankets and toys that display your child's name. This is important for security reasons to keep your child's identity safe. For staging reasons, it enables the buyer to 'see' their child in this room instead of yours.

It may be hard for the child to understand why you are packing away their toys and tearing down their wallpaper. Try to focus their thoughts on their new bedroom and how they would like it to be decorated.
