Answer your phone!OH, how I would like to send this to SO many sellers here as well!  I handle both listings and buyers and think that it works hand-in-hand to understand both sides of the transaction and to stay abreast of what buyers want for my sellers and what sellers are willing to do for buyers as well.


The MOST frustrating thing from a buyer's standpoint is to have to sit and wait on a return call or email or both for DAYS, if not weeks, from the listing agent.  If you don't want to sell the property, why list it?  If you don't want to do one of the most important things with regards to your job as a listing agent, return calls, why are you listing property?


Dear Mr. & Mrs. SellerSellers NEED to know that they have hired someone who will actually work for them--not put the listing in MLS, a sign in the yard and pray that the property will sell.  This day and time, you must go above and beyond to get property sold.  That's the very least you can do for the struggling sellers in this market.

Dear Homeowner..

I just saw that you listed your house for sale. You have a lovely sign on your front lawn. A customer of mine saw your home on ListingBook the other day and had some questions.

She wanted to know the condition - Your agent only has 5 old photos of the outside of the house.
She asked about the kitchen and baths - I don't know, no pictures.
She asked when she could see it - Again, no idea says no showings until after open house.
She asked when the Open House was - I said, No idea, it is not on the listing.

I did call your agent, left her 2 voice mails, maybe when you speak with her you can ask her to return her phone calls.

Or maybe she is just keeping it quiet so she can sell it herself.

Want to wish you luck with your sale, and when you expire and are ready to really sell it - I'll be in touch!!

Agents who do things like this frustrate me. She is not a new agent, but she does this on ALL her listings. Guess she just wants to get both sides of everything. She has incomplete/incorrect listings, and if you do want to show one of her properties she makes you jump through hoops to do it.

She is the opposite of everything that I try to be and it just gets me angry when people list with people like her.

I put up the maximum number of pictures on MLS
I make sure to have complete ACCURATE information
Homes are displayed throughout the internet
Brokers and public Open Houses are scheduled and advertising.
I tend to get my listings written up in the local newspapers.

My job is to SELL your home I SELL houses, I don't collect them. If you have a customer, please show my homes.

Thanks for letting me vent, now maybe my head won't explode.

One of my pet peeves are the listings that rave about the beautiful kitchen, baths, floors, decor, landscaping and so on, but there is only one photo and no virtual tour to back it up.

I run into this ALL THE TIME!  I suppose it's comforting to know tht it isn't just my area...  I have the same thoughts about how the seller would CRINGE if they knew how their home was being marketed.  Or NOT marketed...

Debe ... Thanks for this reminder through article posted by Donna that sometimes we would like to contact the sellers and tell them what their listing agents should be doing as part of their customer service to sell the home and property. 

The health and vitality of our real estate business depends at least to some extent on other REALTORS and agents doing their jobs correctly for their clients.

Hi, Debe. You (plural) said it! I don't understand why sellers would choose to list with a 10th-rate agent in the first place and, worse, re-list with the same agent! It's excruciating to see how little they get and not be able to point that out to them.

Not only is the agent in a state of inertia, the seller is too, with one doing almost nothing and the other expecting almost nothing!

Richard:  That is another pet peeve of mine too!  I just can't believe why in the world one wouldn't do everything that they can to get the message out about a property in order to better sell it and sell it quickly!

Harrison:  Exactly!  Why they don't do what it takes to do the job RIGHT, is beyond me!

Leslie:  A friend of a friend of a friend who listed their home had their agent lie to them that they had 14 showings in 4 days!  They were out of town for the holiday and I guess the agent thought she'd make herself seem like she's more than she is!  The home is in pristine condition and the price is right--so, wouldn't you think that out of 14 showings they'd have a second showing and an offer?!  ARRGH!

Sandy:  OH, me too!  I just can't believe they're still out there!  I guess this is their PART TIME job!

And haven't we all met these agents.  It drives me insane and it is all I can do not to call the Seller.  I really don't know why we couldn't do it anonymously, especially when we have a qualified buyer who is dying to see it.  Oh well, we just have to grimace and bear it since these people are not going to change.  We know that when it comes to our turn our sellers will be well served.

Funny, but even for us, adults, who know that miracles are not going to happen, it is still so enticing even to dream that we can go and do something to straighten things up... even though we know that we can't.

I sometimes have to go and open condo-hotel units to other agents because they might be rented and the Sellers ask us to do it.

Jeez, how much crap I sometimes listen to that the agent is telling their client. I hear all that BS and can only feel sorry for the buyer.

Isn't that terrible? The COE is protecting who? In this case the agent.

One of the top listing agents (at least in quantity) in our area only uses one picture, every listing!  Drives me crazy, but people continue to hire this person because his name is everywhere.

I think part of the problem out here is that many brokers provide various rewards to the person who lists the most properties each month, things like prime parking place, cash bonuses, etc. It doesn't matter whether or not they sell, especially if the agent is married to a high profile attorney, doctor, or politician because then real estate becomes just a hobby for the agent. Agents also win such awards for most closed escrows, most gross listings, highest commissions, etc. It's a game.

Debbie, That's one thing I can do when one of my clients is selling their home....advise them to GET a real estate agent and what to look for!  Most of them honestly have no idea and never even check the MLS.  They are horrified when they find out there are no pictures or find their one house shot with last years snow on it!

Isnt it amazing that after ALL that agents have been through and heard about in terms of a 'bad market' and it being 'harder to get new clients, and then get them to the closing table' that STILL they are so lachadaisical with their approach as if the world owes THEM a thing or two !!! ... amazing.

Oh Debe, I could go on and on about this subject.  It always amazes me when a listing agent doesn't return a call or they post one picture on the MLS on a multi million dollar property, or even a $5000 lot, whatever.  There is never an excuse to not give a 110% of your time to your listings and your buyers.  I have been fortunate to be both a listing agent and buyers agent and you see all the aspects of the things that need to be done.  Good post.
