Why is it that some days we feel that we are at odds with

 the co-operating agent from the opposite side of our deals. 

We are representing a buyer who has been approved to buy a home with an FHA loan.  It is a foreclosure and went bi-lateral 8 weeks ago.  When the appraiser went to the house there were some pipes that had minor leaks which was noted on the report.  We informed the listing agent who got permission to have the leaks repaired even though the home was being sold as-is.  This was a month ago.  We are now on our 2nd extension and the pipes are still leaking.  Friendly reminder calls and e-mails to the agent have gotten no action. 

If it was not for the recent extension our buyer would have most likely have lost his chance for the tax credit.  The home he is renting has been notified of the 30 days to vacate due to foreclosure.  This plus this time of year when people really want to be settled for the holidays sure makes it frustrating for him not to be able to close and move into the home.  As you can see having a ready, willing, and able buyer has no guarantees to a happy ending.

Any thoughts out there as to how to get the agent to do the repairs as he said he would so we can get this one closed?

Call the lender. That is what I would do. Or call and speak to the agent directly, not their voice mail and be stern but professional

Always get it in writing.  Always.  Nothing beats it!  I list and hence I keep the agents posted once and sometimes twice a week.  I ask for their advice as well.

If the bank conditioned the home, if you are approved for the loan, then the Realtor shouldn't have a problem.  However, I would reach out because I have had to put money out to get these repairs done and then reimbursed by the Bank after the fact or the "seller"!  The agent may not have the money.  Approach the situation carefully and see how you can help him/her get the repairs done.

I've had this happen and the buyer knew he was getting a good deal. He actually went in and had the item fixed so he could close on the property.  It's a shame that the agent/bank is dragging their feet.
