I think sellers get a better idea when the current market conditions are shown in a chart format. This represents all properties. It is good to break it down for a neighborhood or a more focused geographic location if the data is available to you. This can be a useful tool for those sellers who are not willing to price it properly from day 1. I did use these last week for a property I am listing on Bird Key. The seller did not lower the initial asking price but it set the stage for future discussions.
On a side note, can you tell when the Sarasota real estate market hit the wall? Look how the inventory levels start to take off in July of 2005.
