Using Inventory Charts in Your Listing Presentations

These figures are pulled from the Sarasota MLS and represent monthly figures for the total number of homes and condos for sale, pending and solds. I think sellers get a better idea when the current market conditions are shown in a chart format. This represents all properties. It is good to break it down for a neighborhood or a more focused geographic location if the data is available to you. This can be a useful tool for those sellers who are not willing to price it properly from day 1. I did use these last week for a property I am listing on Bird Key. The seller did not lower the initial asking price but it set the stage for future discussions.

On a side note, can you tell when the Sarasota real estate market hit the wall? Look how the inventory levels start to take off in July of 2005.

Hi Jamie,

These charts came from Trendgraphix which is a service in Sarasota. I don't think they provide data and information everywhere. If your MLS is good enough, you can just pull this data from there.
