I should take more vacations so I sell more real estate (on vacation)

 Updated!  It happened again.  I am now in Phoenix for a real estate convention that I spent $1000 or more to attend.  Today I attended about 2 hours worth of classes because I was negotiating offers all day.  It turned out that I put three listings under contract today, but couldn't they have made offers on these listings last week?

Does this happen to everyone else?  The minute I leave town, offers start coming in.  Sometimes they start before I leave, so that it is difficult to get away on time, but it seems that leaving town always generates at least one offer.                                                                                                                                   

I flew to Kansas City yesterday to surprise my son on his birthday and voila!  Today, TWO offers!  I always take my laptop and I make sure I always have internet access of some sort, and today I spent most of my time on my phone and my computer.  So much for a few days off.  I guess I need to stay home if I want time off.  The good news is that people don't even need to know that I am out of town because it is so easy for it all to be seamless.  But I do get tired of working when I am supposed to be vacationing. 

Recently I had a transaction going on a commercial piece of property, and when I made the offer the agent was in Mexico, on vacation.  When we were negotiating the inspection he was at his mother-in-laws funeral, and when I needed to reach him about something else about it, he was out of town again, but he had taken his file with him because he just knew that I would call while he was there!  Sometimes that is just the way it goes. 

Am I the only one this happens to?  Sometimes when it is slower than I want it to be at work, I threaten to go on vacation just to get some business going......

Joanne- It hasn't happened to me yet, but I'm thinking I need to start taking more vacations. My sellers might thank me!

I can totally relate.  I can be as slow as can be and as soon as I had head out of town my business seems to explode.  Like you I usually have my lap top with me and end up working half of my vacation.  I'm getting ready however to go on a sailboat vacation to the Caribbean and I will be truly going on vacaction.  It has been  LONG TIME since I have left like that; I can't tell you how excited I am about it.

I joke with my agents all the time...."If you need business book a vacation.  Without fail, this happens to me every time!

Well, I am going camping the week after next with my church.  I could really use some of my listings to get sold so keep your fingers crossed! LOL

Wow, a sailboat vacation sounds wonderful, but I would stress about being out of touch I think (at least for a day or two!). I am lucky in that my daughter is now working with me and can handle just about anything, and I am getting much more comfortable about leaving.  Jennifer, take a few days off and see what happens!

It always happens to me.  I am getting ready to travel to Las Vegas, and I am getting 4 offers on 4 of my listings and my buyer is making 1 as well.  I guess I should plan more vacations.

I wonder where the best place is to go that would bring in the most offers?  Church camp or Vegas?  Sounds like Vegas so far!  We will have to see when Debbie gets back from camp.

It is really weird because usually I get stressed about being gone but this time I am looking so forward to this vacation I am turning my business over to a friend and totally escaping.  This is something we have always wanted to do so we are going to make the most of it.

Happens all the time.  I can leave town for one day and suddenly a buyer needs to write an offer.  We have a hot market here (still) and offers cannot wait.  Everything is urgent!  Aaargh.

I understand how you fell just happens to me same way. I am about to going on vcation and my emails and phones starts going on all the time. I am lucky that I have an assistant who takes care while I am gone and thanks God for technology.

It has happened to me a few times, how do they know?  Maybe I should travel next week and see if I can get an offer.  LOL, and I thought that marketing and networking will get my listings sold.

...and that's the way it should work.  When we are in the office we like to control the day.  When we leave to ski, hike, take a vacation or whatever, we give up that control...and the barriers...and that allows other events to enter our life.  I've done deals from the side of a mountain...and can't think of a better way to do them.  Instead of planning the day...hang loose and allow the day!

My mother sold real estate in Denver for years and said the same thing. Leave town and get a deal. So recently I was complaining that my buyers were headed out of town, the listing agent was out of town and one of the two sellers lives in another country. Moms response? Great!

My offers that I got last weekend didn't come together, so the vacation time that was spent working was wasted! :(  Maybe not totally, but it could have been better.

iSN'T THAT CALLED MURPHY'S LAW?  I have had the reverse happen.  Client went to Disney World and I got two offers on their home.  About the 3rd counter offer, they were NOT pleased to be called to the desk to fax another reply.

This type of thing happens frequently.  I have found myself on vacation before or my inspector on vacation.  Last week the inspector I mainly use for my buyers was on vacation and I needed 2 inpections for 2 of my clients on deals that were needing to close quick. I was thinking about going out of town this week and I am glad I did not.  I had plenty of things to come up to keep me real busy.

I also get this one:  a property comes on the market that is perfect for an out-of-town buyer who is familiar with the unit and ready to buy.   I call them and THEY are the ones that are out of town.  They have no access to fax or email, can't get the earnest money, and the unit goes under contract within a day to someone else.  It has happened twice this month.

Bradley, that is where it helps to have a company with a couple of inspectors on staff, but it seems there is always a favorite one that we want to get if we can...

Eliese, it is one of the perils of  a hot market, and yours certainly is!  At least it trains them to jump on the next one, or at least to let you know where they are.

Yea, I love it when my sellers go on vacation. I have a seller who's house has been on the market for 2 years. We were suppose to get and offer Sat. They were leaving for a week long camping trip on Sunday. The offer didn't come, the buyers had to wait until Sunday.

I knew the realtor and knew she was not stringing us along. So I asked them to wait and leave today. We got the offer yesterday at 3:00, completely bottom lined by 6:30. Inspections will be done while they are gone and we close on July 31st.

I got an offer yesterday and my clients are in Mexico, where it is traditionally hard to even make a phone call.  Luckily my client has his blackberry with him and was able to call out after he got the email.  We will counter verbally and if it works out, get it in writing Wednesday when they get back.  Sometimes you just have to work around it and find a way to make it go, and it sounds like you did just that Missy!
