Can a Cyber Monday sale work in real estate? Well, today I think I'm going to find out. You see last Friday was Black Friday and I thought I would try to have a Black Friday open house. It was a huge success (Read about it here) But, then we thought, how can we take this online like the stores do and will it have the same success.
It is now 7am here on the west coast and I'm just waiting for the paperwork! I have a 2nd seller that saw my success with Black Friday and thought why not when it came to Cyber Monday and as soon as I have the paperwork in hand with the sellers permission, we are going to give it a shot!
Our idea is to promote a $5000 price reduction if you call today! I think if this works between Black Friday and Cyber Monday next year, I'm going to try to build a whole promotional campaign around it and even pay some new agents to help man some open houses for me on Black Friday and see where it takes me. I know it is only two days a year, but if it works for retail stores, why not let it work for my sellers and get their home sold! (And maybe even get some buyers some deals in the process)

Congrats! I too sent a preapproval for an offer being made on Turkey Day as one of my agents I work with was showing homes!

Hi, Todd. What a great idea! I live in an area near Big South Fork National Park in Jamestown, Tennessee that is a destination for trail riders and they come, especially on three-day weekends or during holiday periods. That would be an ideal time to offer a "bargain" on certain properties.
Todd - We are always open on holiday weekends. However, we haven't been able to convert on "hard" deadline promotions like the one you described. It may just be that it is hard to create urgency when you have inventory units to sell. Good luck with the Cyber Monday concept. We have gone to announcing new projects online with the discounts only available for prospects who registered via the web... Gonna try the same thing with a Twitter only promotion.

Todd - I think these are great ideas. We had two back-to-back opens on Sat and they were a huge success. I'm thinking - for next year - the create something that goes from Black Friday to Monday... hmmmm. ~Rita

Todd, I am not sure if this would work in my small town...but, keep us posted.
Some extra attention can probably be achieved by timing a price reduction done to coincide with Black Friday or Cyber Monday ...... or Washington's Birthday or Memorial Day or about any holiday or special event day. Seems like it would be worth a try for any of those.
But it would need to also somehow fit the seller's time line needs.
It would need to be done without being posted to the MLS system because showing the temporary reduction there would be tantamount to a permanent reduction since it would continue as a part of the listing history.
The paperwork from the seller would need to include instructions to not post the price change to the MLS system.

I think its important to tie in internet activity with marketing campaigns. I wrote a post about Cyber Monday last year and marketing open houses online as well as one on Decemer 15th which is a huge online shopping time.

I love the idea of getting the word out with the open house....now on teh day after Christmas will you allow your buyers to "return" their homes LOL. Let us know how this Cyber Monday goes!
Well, everyone here is the update on Cyber Monday. Though it really didn't take much effort, not nearly what Black Friday took, it was a very different result that Black Friday. Got one call and then they said they would call back and never did and the number they gave me was a wrong number. Doesn't mean I'm not going to do it next year, just means I was hoping for more.
