Get Home Buyers To Stand in Line To Make An Offer On Your Listings

I have come up with a method that creates an urgency with my listings that is quite effective at getting a quick offer about 50% of the time. Our market in Katy is very competitive for buyers. When I have a seller that wants to do some make ready before they start showing, I go ahead and put up a sign and list it in MLS and insert "No showings per the seller until XXXX." This creates a group of buyers who want to see the home as soon as possible and I often end up receiving an offer, or two, within a couple of days of the seller allowing showings. About 30% of the time the home sells above list because we have competing offers. Sellers love it.

Dale, I know I've seen that on occasion and wondered why agents did that when a house isn't ready.  Interesting.  Don't know if that would work in Atlanta, but food for thought.  All the best, Michelle

I have found when there are a number of similiar properties in the same price range, making them herd thru or wait for a showing back fires. Other home owners bending over backwards, holiday season or not, to get the buyer in when they want to see, when they want to buy is the key. Buyer's schedule rule. I am sensitive to ten minute notice to see during the holiday party does not work. But not delaying weeks, multiple days. If it works for you in your market, super. Keep hammering away at it. I agree that never never stop the real estate marketing machine. Get those real estate videos made before snow. Capture images that are sharp and well composed. Generate copy bright and helpful and not same old same old one size fits all but does not say much. Broadcast the whole shooting match thru out the winter..even if possession if a sale happens is delayed (rent back) or sale with big fat deposit is waiting for a spring closing.

Even though I've seen that done before - I'm not actually sure that our MLS allows it.  I will tell you, though, that I also think it's annoying - especially as we have a buyer's market here - they won't stand for that.  But I understand where you're coming from and if it works for you, then by all means, keep doing it.

Hi Dale, Don here. I read this on your blog and I was very impressed at your marketing techniques to get my home sold so quickly at such a high price. You really go the extra mile and are very creative to say the least. I hope you remember me in Kelliwood in March with the two big green parrots, Laurel and Hardy? We had six showings in the firt two days with two offers and sold $4,000 above list and at the top of the neighborhood price wise while our neighbors home just sat there for another two months. The market here in New Jersey is way different. I'll be coming back to Katy in 2 years and will call on you again for sure to find our next home. Keep up the good work! My sister will be calling you to sell her home sometime in January. DB.
