Where have the past two months gone? I don't know about you but I've been busy. It seems the gates opened and buyers flooded the market. From a personal stand point new home sales have been strong in the Charleston area. The new home builders are slashing prices and providing incentives to the buyers to sell existing inventory homes. The value in the new home is strong in the mind of buyers. "Why buy used when I can get bigger at less cost per square foot." What can you do to sell your pre-owned home in today's market? If you're sitting on a home with a lot of equity devise a plan to make your home more attractive to the buyer in the matter of cost and terms of the sale. What does that buyer need? Lower initial payments? Seller held mortgage? A lease back or rent to own? You must be creative and open minded to make your home stand apart from the rest. Research your competition. What are they doing to sell their homes? Price your home competively to other homes that have SOLD similiar to your own in your neighborhood. We all know that your house is the best on the block and your grass has the least amount of weeds. Those things may bring a few extra dollars or make it sell faster then the neighbors house but don't go overboard. Price it right the first time. It will sell in thirty days. If you have little or no equity you need a good realtor, not one who is going to come in and put your house on the MLS at an inflated price to cover his commission. All that will do is get you frustrated and leave you broke. A good Realtor will evaluate the situation and advise you how to proceed. There are options and one of those may be what you really need.
