I was so excited when I pulled up the Sales Numbers for November for Leipers Fork Home Sales. It really looked like things were starting to pick up! However, when I started looking at the numbers, that excitement soon faded. Why?
For awhile now, I've been preaching about being realistic in the pricing of homes in and around Leipers Fork. While Leipers Fork has long been a very desireable area - known for its famous inhabitants - this mindset has clouded reality. November's numbers show just how clouded some of our seller's views have been - and why homes are sitting and sitting and sitting.
75% of homes sold in Leipers Fork in November SOLD FOR 32 - 69% BELOW THE ORIGINAL ASKING PRICE! EVERY HOME sold for well below asking price - with the LEAST amount being $45,000 below the original asking price!!!!!
I'm no fortune teller, but with 63 Active listings still on the MLS - most of which have been on & off the market for over a year (or two!) - sellers in Leipers Fork need to take a GOOD HARD LOOK at how their home is priced if they TRULY want to sell. Now is not the time to "see what we can get." This is especially true if you NEED to sell or are in dire circumstances. Holding out for a "better offer" or that "one buyer" to come along is NOT a good idea at this time.
