Tori, in this challenging market price is everything. It is more beneficial for sellers to price the home correctly in the beginning than sit on market for months and hope someone makes an offer.
Tori, Our sellers (two years ago) wouldn't listen to reason...finally, two and a half years later (after losing tens of thousands of dollars-due to being unrealistic) they have adjusted to prices that will sell their homes. I have never witnessed so much money lost, due to obstinance. That's right...the numbers don't lie. They are a solid guideline. Be realistic, or don't try to sell right now.
