I was updating the link on my website to all waterfront homes for sale on Coeur d'Alene Lake. I thought you might be interested to see the TOTAL activity report rather than just the active listings.
Looking at the past 12 months - December 1, 2008 to December 1, 2009 - there have been only 7 sales of waterfront homes on Coeur d'Alene Lake. Ranging from a low of $340,000 (I was the buyer's agent on that one and they got a SCREAMING DEAL!) to a high of $6,750,000 for a stunner near the Coeur d'Alene Resort Golf Course at the end of Sanders Beach.
With 70 currently active listings, and just 7 sold listings in the past 12 months, we have a 10 year inventory of Coeur d'Alene Lake waterfront homes for sale. 70 listings selling at a rate of 7 per year = 10 years to absorb the inventory at the current rate.
