I've utilized many techniques to get homes sold, some better than others, but what it really boils down to is not overpricing a home, but pricing the home to SELL. Let's examine some of the other factors involved and see if they actually make a difference.

 

Condition of the home-

Homes that are in good condition certainly show better and demand better prices, but doesn't the home that is in poor condition priced accordingly sell just as well? It should if the price is right.

 

Marketing a home-

Getting the word out about a home is definitely important, but will anyone buy the home if it is overpriced? The whole world could know about the home (great marketing!), but it has a slim chance of selling if way overpriced.

                        ***A word about online marketing. Most people look on the Internet for a home before buying. For the biggest impact, homes should be marketed heavily using this crucial avenue.

 

Staging a home-

Sure, making a home look its best is a great way to add value and get a better price. However, if the home is overpriced, it does not matter how good it looks. The home will have trouble selling.

 

Location of home-

Better location, better chance at a better price? Again, overpricing does nothing for the home and will have a hard time selling. Even in a very popular area, location will not overcome a highly overpriced home.

 

The best service in the world from an agent-

While this is important, it does not get the home sold if the pricing is way off. An agent needs to provide excellent service, but service does not sell a home.

 

The Broker that a home is listed with-

Whether large, medium, or small, the office should not impact the sale of the home. Consumers are looking for a fair deal on a home not shopping for a brand.

So yes and no, pricing is the single most important factor in selling a home, but all of the other factors are compliments to the price and are still important. To get the best price for a home, improve the things that can be improved like staging and condition then price the home accordingly. Then market, market, market  to make sure it gets the most exposure possible. Putting a home on the market should not be taken lightly, but should be evaluated carefully, marketed aggressively, and priced to SELL.

I know I won't show homes that are not priced right.  The buyers want a contract, I want a contract, and if the seller and listing agent want a contract they would price it properly.

I tend to agree with you that price may be the most important factor, but let's not forget the law of price and demand.

 I have been refusing over priced listings! it hurts everyone except the competition it helps sell the competition In a sellers market you can get away with being a bit overpriced,  if you had all the other factors covered but no way in a buyers market -price is everything.

Pricing is first and foremost in our current market or it won't be shown. Second is condition - it better be good or it won't be sold!

Linda--good point, demand is an issue as well. Low demand means price the home to allow for the lack of demand.
