The times are a changing! I remember the days when I would leave a voicemail for a Realtor and get no response.  I remember the days when a Realtor would tell me they work with XYZ title because "their Rep is Hot!" (I still laugh at that one by the way.....) The times are changing, Realtors are demanding more from their vendors.

I had a great meeting with a top Realtor last week. He started by telling me he gets great service from his current title company but (and get this) .....they dont actually help him increase his business (oh the shock and awe!!) 15 minutes into the meeting he says , and I quote "Damn, I feel guilty, Ive never considered switching title companies before".  You see, great service in this enonomy should be a given, no matter what industry you are in.  Haven't you noticed how "nice" your servers are in your favorite restaurant?  So, take great service off the table, NOW.....what is your title company doing to increase your business?  If you can't answer this question instantly, you should be calling "MyTitleGuy"! We are in an economy now that everyone should demand more from their vendors. No I dont do postcards or flyers, there are plenty of title reps that will be happy to provide those relics of the past.

While it was a little challenging to find a good escrow officer years ago, its not a challenge anyore, why? Darwinism, survival of the fittest....the economy has forced title companies, really all companies to retain only the best of the best.  That being said, how would your business benefit if you had a great escrow officer and a great marketing rep?

This particular Realtor started out by telling me he doesnt want flyers or postcards, (Staples of the traditional title rep) luckily, I abandoned those fossils two years ago in favor of technology.  I loved the fact that I didnt have to spend anytime convincing this agent that flyers and postcards dont really work, he already knew it.  His question was simple, How can you help me build my business?

Oh so true these days.  More title people should think the way you think - oh wait - but not in Phoenix or you wouldn't have more cients.  We do need to sit down and talk - with the holidays etc it's been crazy at my office. 1st of the year for sure - yes!

Stephen-I have purposefully aligned myself with vendors who operate in mutually reciprocal relationships.  I explained to my vendors that I will refer people to them and sometimes they will use them and sometimes not, all I ask for is the same in return--for my name to be in the 1 or 2 names they give out when someone asks for a referral. I had an inspector tell me once that he would never do that because his policy is not to give referrals in the event of a bad experience because then it would look bad on him.  Needless to say, I quit using him.  If I am willing to run the risk of the same with him sending him 3-4 clients a month, why wouldn't he be willing to do the same?

Stephen,

There are choices for title companies in most areas, but we don't have that choice.  We are an abstracting state and there is one licensed abstract company in McCurtain County and one in Choctaw County... so we know where are title work is going.  

We are blessed with good people in those offices and that sure does help though.

It sounds like you understand how to work with your real estate people in your area.  They are fortunate to have you there.
