The other day a friend of mine was in Starbucks and he started talking to a woman in line.
She told him she was in real estate.
He chuckled inside and thought this is your lucky day.
He asked her, “How’s the Market?”
Her response was, “It’s picking up”.
He thought the words; “It’s picking up” may not be the best words to choose to answer that question?
Then he thought about his question?
What really was he asking her when he asked, “How’s the market?”
What he was really asking was, "How's his market not how's your market?"
What he really wanted to know is, in his neighborhood on his block are the values of homes going up or down and how long is it taking to sell a home.
So here is a suggested dialogue the next time a person asks you how’s the market?
"How’s the market?"
Overall the market is improoving.
I’m curious when you ask how’s the market, would you be interested in specifically how much homes are selling for in your neighborhood and how long they are taking to sell?
Yes.
What I do for my friends, family and other people in the neighborhood is send a quick email that gives you an up to the moment analysis of how well the market is doing in your neighborhood. Would you like me to send that to you?
Well, I've never been busier! My buyers are finding a wide selection, and interest greats are close to historical lows - but its tough to find the most motivated sellers with great properties. My sellers are working hard to keep their properties in tip-top condition and priced competitively - with the market slowdown each showing opportunity is critically important.

My wife and I are both Realtor's and have both picked up business in the local grocery stores. While waiting in line is a perfect time to meet that person, say hello and hook them into a conversation.The famous elevator speech is always good if used to offer more later. Localism, we are always curious about the value of our home.
Good one. I first ask, "where do you live"? The person normally stops for a second and that also gives me a second to compose my thoughts revamping some part of my elevator commercial. I normally can give them something about their area and it surprises them that I know it. Then I strike up a conversation from there.
On another note, I like your video. How did you get the paper to do that in the beginning?

It is always smart to have the "right" words to say in your memory stores...especially if you get asked the same question a lot...turn it into an opportunity!
Great post and discussion. I like Paul Burns' Zig Ziglar quote, "unbelievable!" Great point that when people are asking that question, they are really wondering how the current real estate market is impacting them.
I'm on way out to the first Holiday party of the year and saw your post....I thought I need to watch/read this because people are looking for encouragement.
What a great suggestion! I do it for so many but have never thought to do it at a cocktail party.

Exactly what our broker tells us to use. When asked "How's the market?" we should find out why they are interested. are they selling? Looking to buy? Just curious? If we respond to their question with a question we may find out why they ask.
Mark, what a great thread! Isn't it amazing how we can miss out on opportunities just because we're not prepared in advance! I'm going to think of this thread next time I get asked that question, and say a silent Thank You to Mark!
