I know that there have been many discussions here on AR about Home Staging and why Realtors should use it.  One of the points that Stagers like to make is that just about every house can benefit from Staging in some capacity because it is difficult for Sellers to look at their own home with "Buyers' eyes".  Further, we like to point out the advantages for Realtors who 'partner' with Home Stagers on their listings. 

I, for one, spent many months last year 'marketing' the concept of Home Staging to local Realtors here on Long Island.  I honestly have to tell you that, for the most part, my words seem to fall 'on deaf ears' in 2006.

Fast forward to 2007 and suddenly there seemed to be a 'shift' in the way that Realtors perceived the concept of Staging.  Perhaps it had something to do with the sluggish market of 2006 and the realization that it takes more of a concentrated and collective effort to sell a house in the market of today.  Whatever the reason, judging from what I am reading in the blogs of Active Rain, Home Staging is finally becoming understood and utilized.

As for me, these days I am actually getting phone calls from Realtors, and most are people that I have never 'met' or marketed to.  I would suppose that having one of my 'staged' houses sell in a short amount of time has helped immeasurably. Active Rain has also contributed in its own way since it has been responsible for my increased "Google" presence whereby I receive many internet inquiries. 

It is also through AR that I have met two wonderful Realtors from Long Island who are beginning to 'partner' with me for their new listings.  I cannot tell you how wonderful it is to work with Realtors who not only appreciate the concept of Staging to Sell, but also use it when they take the listing.  It has been as simple as my going to the new listing, walking through the house with the Realtor(s) and homeowners, and pointing out what changes need to be made and why.  I then prepare a detailed Consultation Report and e-mail it to the Realtor, who in turn provides a copy to the seller.  The changes are made and the house is ‘market worthy'.

Who are these innovative realtors?  None other than our very own laurie mindnich and her partner, Sean Stark from Options Realty.  I cannot say enough about these two wonderful people - I hope that their clients realize what hard-working Realtors both are.  Laurie and Sean are going to change the ‘face' of the Real Estate market on Long Island because they utilize every possible ‘tool' in order to get their listings sold!

It is just so refreshing so see that Realtors and Stagers are beginning to ‘team' up.  If you are a Realtor reading this post, and you have yet to work with a Home Stager, I urge you to find a reputable one in your area and try ‘partnering' on your new listings.  See for yourself the difference this approach can make!

Now that's what I'm talking about!! Good for all of you! Wouldn't life be grand if we could all team up? I do have one agent that found me in January and we have worked nicely together now on several projects. I got a call just last week from a very successful agent locally who found me online, I told her about Active Rain and she did sign up, I put a bid together for her on a vacant but have not heard back yet, it's been a week. Val, My experience has been very similar and fortunately it seems to be turning around on the East Coast.  I lived in California for many years and it was the norm for realtors to have a stager on their team.  Once a seller contacted the realtor, the realtor turned it over to the stager who would assess the house, make the necessary improvements, and the house would go on the market.  It is truly a win-win situation!

Not only is that a win-win-win, but it's a very efficient use of resources.  As staging grows, we'll spend more time actually staging and less time educating.

Val, great post as always. I am fortunate to also have realtor partnerships and they are my favorite calls to go on. The teamwork aspect cannot be stressed enough. Focus can shift from "selling" staging to just jumping in with everyone ready and willing to bring a fully prepared property to the market.

Hey Val...another fabulous point well taken!  Realtor Partnerships with a professional Stager is essential to a Realtor's overall marketing plan!  Properly preparing listings by using a Stager's expertise will have your listings spending less time on the market, more money which equals more commissions, more referrals, and on and on!  It really is a WIN-WIN-WIN for all!

You are flying high and for good reason. Like you I have made a believer of an agent with my local Century 21 office. Andy is great, and even got so caught up in the staging, he rolled up his sleeves and pitched in... The sellers had 4 showing in a week which is good for this area. I am hoping they get the offer that was headed for the office today.

If there were more Laurie's, Sean's and Andy's, home staging would be a given and not an up hill battle as it has been. I have another presentation for an office nest week so this may be as you said the tide has turned.

Val, you post is so right on!  Last year staging was very slow here in Calgary, but this year it has suddenly found a niche with both realtors and sellers.  Partnering with a realtor is brilliant.  I've seen your work and it is fabulous.  You will soon be needing help to take on all the jobs that are offered to you.  Betty

Partnering up is a great idea!  I've been having a hard time convincing my clients to use a professional stager.  How does the partnership work in regards to getting paid?  Does the agent pay the stager out of the commission?

Joelle, just keep on getting the word out to the realtors.  Remind them of why it is advantageous for them to work with a Stager...if you are giving a presentation, do an 'office raffle' and award one of the realtors with a Free Consultation.  I've done that and it works!  The prize winner then goes back and lets the others know how it worked.

Lisa, in my experiences, the realtor has 'gifted' the consultation to the seller...it is money well spent and not only gets the house in 'market worthy' condition, but helps to expedite the sale and bring in that desired high selling price.
