Investment Homes In Glendale Arizona

Hello All,

Well, the last time we spoke about investment homes we spoke of investment homes in the upper end areas of North Scottsdale.  Well, while I stand by that post and believe there are some fantastic opportunities in the Scottsdale area for investment homes, you still have to have the ability to carry a large note for the duration and let's face it, not all of us can afford a $3,000 to $5,000 monthly mortgage.  I know I can't.

The good news, there are many opportunities for investment homes in this type of market for almost all levels of investor.  I have many clients, who believe it or not, are doing very well with fix and flips.  Can you believe it?  Many of my investors are finding investment homes in this market priced so low that they are able to purchase, add new flooring, paint and sometimes cabinets and counters and resell quickly for a sizable profit. 

In opposition to the North Scottsdale investment homes that need to be lived in for a while to get that return on investment these investment homes are at the other end of the spectrum.  The investment homes that are good candidates for fix and flips are all reselling in and around the $200,000 range.  The amazing thing is many of these areas have investment homes in these neighborhoods selling for around 40% below market.  They almost all need new floors, minor drywall repair, paint, and landscaping.  Many of them also need new cabinets and counters, but these items can easily be evaluated and the good news is homes typically in this price range don't require a lot of high end finishes.  They just need to be clean and new which dramatically lowers you remodeling costs.  Also, due to the unfortunate circumstances of foreclosure, many of these investment homes need very little work because the original home owner didn't plan on loosing thier home to foreclosure and actually took care of it up to the time they moved out.

Although I work in the entire Phoenix Metro area,  I am most familiar with the North Scottsdale, North Phoenix and Glendale areas and I believe Glendale is one of the best areas in the valley right now for these types of investment homes.  A big reason for many is that the City of Glendale is often touted as the next best alternative for those of us who simply can't get what we would like in Scottsdale.  Glendale has many of the same amenities at a more affordable price.  I have been told by many of my past clients who were looking in Scottsdale that Glendale is there second choice and more and more I am hearing Glendale is a first choice as Glendale has continued to put their name on the map with attractions like the new University of Phoenix Stadium home of the Arizona Cardinals, the Jobing.com Arena home of the Coyotes and many concert and engagement events.  Also, Glendale has a divers mix of shopping from the Arrowhead Towne Center to the new Westgate City Center.  Don't forget the charm of Old Downtown Glendale home to over 70 specialty antique shops and several quaint restaurants to choose from.  Oh, I almost forgot.  Literally seconds from Glendale's Arrowhead Towne Center is the Professional Baseball Spring Training Facility in the neighboring Peoria Sports Complex.
