I have a new listing and today held my first open house.  The seller came back afterwards and as we were talking I could tell she was just so nervous!  She seemed to be a basketcase actually.  She is so worried she has overlooked not "fixing" or cleaning something she should have.  I tried to reassure her that the house is in great condition, I couldn't ask for a better listing!  She just wants to impress everyone and it is going to make her blood pressure soar!  I

I guess as real estate professionals we are more than just an "agent"  we play so many different roles don't we?  There are so many emotions that I don't think people realize they will feel during the whole process, and it is really up to us to guide them through it all!  I think that is why many of us enjoy what we do, becuase it is the knowledge that we did more for our clients than just "sell" or "find" their home.

Sellers are emotional. Thats why FSBO's do not have any more success than they do. They just can not put the business in front of their emotions. You can win a client forever though if you hold her hand through the proces.

It took me about six months in the business to earn my PhD (Piles higher and deeper) in applied amateur psychology.  Sounds like you are on your way to earning yours as well.

Sellers do this so much when in reality buyers on a first trip see very few details.  They are really only interested in floorplans, room sizes and general amenities.  I always tell my sellers to really pull out all the stops on the 2nd visit to the home and make it count!!

Boy -  we are all shrinks in this business.  I just wish we got paid the big bucks!  I can't tell you how many hours I have spent dealing with peoples' emtions -- unfortunately, the press just doesn't get that part of what we do --

Maria, we do wear many hats and we do have to stay honest with the selling price and if you say its in good condition then you have to tell her why until she understands that you are a professional.Nice one Maria.
