If you are looking to purchase a vacation home that could be used as a short term rental near Disney, there is a wide variety of communities that you could choose from. But, how do you choose one? Choosing a particular community will depend on your budget (how much can you afford?) and the type of home you want (townhouse, condo, single family?) for your family.
Do you want the convenience of being 3 to 5 miles to the entrance of Walt Disney World theme parks? Then you might want to purchase in Kissimmee (Osceola County). Most vacation homes in Kissimmee are about 3 to 5 miles to the entrance of Disney theme parks. Other areas to consider are Davenport (Polk County) and Clermont (Lake County) which are about 8 to 15 miles away, about 15 to 25 minutes from Disney. In addition to how close it is to Disney theme parks, here is a list of other things to consider before purchasing a vacation home:
How many homes in the community are used for rental and how many are used as a permanent
residence? The higher the percentage of vacation homes the better for marketing purposes, once people knows the community they will ask to stay in that particular community by name.
- Is there a Home Owners Association (HOA)? How much are the dues and what do they include? Dues will vary as well as what is included will depend on the kind of property and the community; usually if you are purchasing a condo it includes the insurance for the exterior (insurance for content must be purchased separately). Some condos might also include cable, phone, water, etc. Most single family homes and townhouses HOA dues only include maintenance of the common areas and amenities.
- What are the amenities offered by the community? Does it have a community pool, tennis courts, and playground?
- Does it have easy access to grocery stores and shopping centers? Where are the main roads?

- Is it a gated community? If the community is not gated, does the home have a security system?
- And last but not least, Would my family enjoy staying here?
